January 21, 2026Many homeowners ask if a new layer of asphalt can simply be placed over an existing driveway. In some limited cases, this can work — but only when the underlying structure is still sound.
On older properties, we often find driveways with hidden soft spots or water damage beneath the surface. When those issues are paved over, cracks tend to reappear within a year or two (transfer cracking)
If the existing driveway has widespread cracking, soft spots, or drainage problems, paving over it usually masks those issues rather than fixing them. Removing the old driveway allows grading and base problems to be corrected.
While rebuilding costs more upfront, it often extends the life of the driveway significantly and prevents repeat repairs.
